In the early 1990's, as the suburbs moved south from Jacksonville and St Johns County Schools developed their outstanding reputation, this area became extremely popular with families and that continues in earnest today. Since then, it has continued to develop and now it has grown south and borders the CR 210 Corridor. The two areas run together the closer you get to the river. The homes for sale in St Johns are generally large master planned communities that are rich with amenities, which makes them very popular choices for families and empty nesters alike. The popularity of the A Rated St Johns County Schools in this area has shaped the communities as developers planned to appeal to families. The Champions Club at Julington Creek and Cimarrone Golf and Country Club are popular golf courses in St. Johns.
There are big plans for future development in NW St Johns County, as much of the undeveloped land that is developable is already planned and approved for development. This includes several large communities and Durbin Park, a massive mixed use, town center project that is slated to start construction in the very near future. Durbin Park will include restaurants, shops, office and residential and is said to rival and even surpass what has been built at the St Johns Town Center. Durbin Park will be location just south of Racetrack Road and just west of I-95, around a new interchange currently under construction.
Transportation corridors have been very well planned in NW St Johns County to prepare for the impact of this rapid growth, and much of the infrastructure is already in place. The completion of SR 9B will connect NW St Johns County residents to I-95 and I-295 (9A). St Johns Parkway, a limited access roadway, is planned to extend south of its current termination point at CR 210 and will extend all the way south to the World Golf Village area and beyond, although this is several years away.
NOTE: It is important to note that all neighborhoods that lie on the north side of CR 210 are technically considered St Johns and our MLS treats them the same way. Although this website groups all neighborhoods with entrances off of CR 210 together in the CR 210 Corridor drop down box under the Neighborhoods header link, rather than St. Johns, the St Johns homes for sale listed below include homes in those communities that lie north of CR 210. That said, we thought it would be confusing to not list those neighborhoods as CR 210 Corridor neighborhoods, after all, they have entrances on CR 210. Clear as mud?
